How much are Bradford Homeowners' Association Dues?
The Bradford Homeowner's Association asks each homeowner to pay annual dues of $250 for the purpose of providing funds for the operation, maintenance, care and improvement of the Common Areas. These funds pay for the swimming pool, playground, water retention ponds, entrances, and other common areas. The annual dues are billed in 2 payments of $125 in January and July.
Your closing company should have collected a $150 Transfer Fee and submitted it to our Accounting office. If your closing company did not collect this fee, you will be responsible for it. If the closing company collected the fee, but did not submit it to the Association, you may need to work with our Treasurer and your closing company to ensure that this gets paid.

What does the Homeowners' Association provide for the homeowners?
You may have noticed the pool and playground located on our Middle Lake. These areas are available for use by Bradford residents. The pool opens around Memorial Day weekend and closes around Labor Day weekend. If the previous homeowner left you a key, it will be inactive. Please return the inactive key and you will be given an active key.
The playground and lake areas are available year round for your enjoyment. Our three lakes (North, Middle, South) all have walking paths around them and are stocked for fishing. Since our lakes are part of the neighborhood drainage plan, they may contain chemicals from our yards and streets, so the fish are NOT to be eaten.

Can I just build a fence, build a shed, or paint my house?
All homeowners need to abide by the covenants. In order to add a fence, shed, or paint your house, you need to first submit plans to the Architectural committee.

What is work credit?
A work credit will be $30 per eligible household member for a 3 hour predetermined time frame, defined as a workday. Eligible household members can work for a maximum of $120 per household per year. An example is 2 household members work the spring and fall workdays, the workday coordinator will consider any combination. The full 3 hours must be completed all in the same workday and verified by the workday coordinator. Eligible household members must be 16 years of age or older. An eligible household member must accompany children under 16 years of age. Workday projects that go over the 3 hours will be compensated at an hourly rate.
