Bradford HOA Meeting Minutes
January/February Meeting – Feb 21, 2010

Meeting Started: 3:04 p.m.

Those Present: Mike Welty, James Barnes, Don Mallonee, Cherryl Cox, Steve Slack, and Jennifer Stiles.

President:

  • Cherryl reported that Greg Gatley’s home (9401 W. Ryan) is a rental.  Mike motioned to have the lawyer send a letter regarding rentals not being allowed in Bradford.  Cherryl seconded the motion and (motion passed 7-0). 

Secretary:

  • New meeting dates as follows – March 7th – James’ house, April 11, May 2nd, and June 20th.

Treasurer:

  • Cherryl reported that she had seen a savings account balance that did not seem accurate – savings balance is to stay at 10% of yearly budget.
  • Board provided some input regarding the budget statement appearance as well as payments made by homeowners. 

Collections:

  • Rodney/HOA management will file and follow up small claims court for $200 each – to consider for the future. 
  • Need to follow up on Hickman family identify if payments have been made and send letter from accountant. 

Commons:

  • Todd reported that the sprinkler/timer/fence issue is taken care of. 
  • Todd presented about six different proposals/bids for lawn care for the neighborhood.  Todd made a motion to go with Superior for landscape; motion was seconded by James and passed unanimously (7-0). 

Architectural:

  • James reported that electricity was taken care of at the entrances for around $100 and provided an update regarding pool lighting. 
  • New house is being completed on Ryan Court. 
  • Next meeting scheduled for March.

Pool:

  • Cherryl contacted Aquasizers regarding pool furniture and will follow up.  Cherryl made a motion to purchase 4 lounger chairs and 4 regular chairs not to exceed $150 each, James seconded the motion and the motion passed (6-1). 
  • Cherryl will check with Aquasizers to check on additional pool structure/shade/tent apparatus. 
  • Cherryl and Jennifer will oversee and help get the stencil painting for the pool concrete. 
  • Tentative pool opening day will be Friday, May 21st closing date – September 12th.

New Business:

  • Tamara Bobb did not attend meeting – will consider further and contact HOA. 
  • Newsletter will go out the middle of March.
