Bradford HOA Meeting Minutes
September 13, 2009

Meeting Started: 3:00 p.m.
Those Present: Mike Welty, James Barnes, Don Mallonee, Cherryl Cox, Steve Slack, and Todd Hawkins.  Rick Gibson not present.

President:

• Cherryl initiated an email vote to have BHOA lawyer (Calvin) check the contract from the HOA management company—James seconded and all voted in favor.
• Cherryl made a motion nominating Mike Welty as collections chair.  James seconded the motion and all voted in favor (5-0).
• Cherryl reviewed the contract from the HOA management services (Rodney Wright) and the lawyer’s input, and answered questions regarding the contract.  The board discussed options with accepting the contract or parts of the contract. 
• Mike made a motion to change accounting services only over to HOA management services, James seconded the motion, and everyone voted in favor (6-0).
• Mike made a motion, Cherryl seconded, to pay $70 to Westlink Christian Church for annual meeting room.

Secretary: 

• Upcoming meeting schedule discussed and annual meeting reservation and time. 
• Annual meeting is set for Monday, October 12th, 7:00 p.m. at Westlink Christian Church. 
• New signs are made for annual meeting and garage sale for BHOA.

Treasurer: 

• Cherryl initiated discussion regarding the budget and a few changes were made to the budget. 
• James made a motion to accept the proposed 2010 budget, Steve seconded, and everyone approved (6-0). 

Collections:

• We received no additional funds from collections and small claims court list remains the same.  Mike made motion to take said homeowners (those over $750 past due) to small claims courts, James seconded, and everyone voted in favor (6-0).

Commons:

• Work day scheduled for Oct 24th.  Projects and process discussed.  Light pole discussion tabled until a later meeting. 
• Todd received bids for tree removal and trimming.  Mike made a motion to allow Todd to have the trees removed (not to exceed $600), James seconded, and everyone voted in favor (6-0). 
• Todd provided update regarding various commons issues.
• TODD TO FOLLOW UP on moving fence (9402 Ryan) to allow commons sprinkler timer access.

Architectural:

• James provided an update regarding the arch committee. 

Pool: 

• Today is last day for pool to be open for 2009.

New Business:

• Newsletter approved.
