Annual Meeting Minutes
Cherryl started the meeting at 7:03 P.M. by introducing the current board and the neighbors who were running for office. Chris Florio was introduced as running for President and Dan East was introduced as running for Architectural Chair. We spent several minutes allowing neighbors to ask questions of the candidates so they could make an informed decision about board representation. The ballots were handed out while the officer reports were started.
Officer Reports
President
- Cherryl reported that this year the board has had to take on duties of other board positions while there were vacancies. She also reported that she spends anywhere from 2 to more than 10 hours a week dealing with neighborhood issues.
Secretary
- Steve introduced himself and gave a brief description of the position and some personal and family information.
Committee Reports
Architectural
- James Barnes has been our Arch Chair since Jan. he introduced himself and answered some questions from neighbors.
Collections
- Mike Welty is in charge of collections and reported that we had about 22 homes who are currently unpaid and that we would be taking 2 home to small claims court on Nov. 3rd for unpaid dues.
- Mike mentioned about a recent drug bust in our neighborhood and that those people of since moved out of Bradford. He encouraged people to get to knew their names and consider starting a neighborhood watch.
Pool
- Last year a 2nd drain was added to the sport/med pool and this year the big pool had its 2nd drain added. These drains allow us to be compliant with a new law for pool safety.
- A new liner was put in at the big pool and also the baby pool liner had to be replaced early in the season.
- We had the fence around the pool replaced and is now 6’ instead of 5’.
- While we had vandalism at the pool this year it was not as destructive as years past. Most of the damage was from fish being thrown into the pool. The pool did have to be closed 1 day because of feces in the pool.
- We are still having a problem with people leaving feces on the floors of the bathrooms.
- We are also finding that more of the playground pieces are loose this year than in years past. At work day that is on the list of things to do but if you notice something loose please let us know. It takes some special parts to put things back together.
- We have also talked about putting a light pole on the lakeside behind the pool.
Commons
- We have a new commons chair Todd Hawkins. He has only been with us since August. Todd introduced himself and talked a little about trees and the upcoming workday.
Recreation
- Jennifer Stiles is our recreation chair and she had a great turnout for the 4th of July parade and garage sales.
Newsletter
- We created a new format for the newsletter and the consensus was that neighbors liked the change.
Welcoming
- Jim & Cheryl Donecker and Bob & Vicki Arrasmith are our committee.
- If you are new to the neighborhood and haven’t been welcomed please let them know.
Officer Reports (Continued)
Treasurer
- Rick presented the proposed 2010 budget. Monty Sowder moved to accept the budget and Mike Graham 2nd. The budget passed 22-1.

- None
New Business
- It has been suggested that we look into a management company that would oversee dealing with covenant issues and commons issues. Neighbors would like to see a special newsletter/flyer with information about the management company.
- Projects and changes around the neighborhood that were suggested
- Pool furniture (neighbors were willing to take the risk to try furniture around the pool),
- more lighting/light pole behind/around the pool,
- removing pine/evergreen trees
- changing or adding to the landscaping at the entrances.
Steve Slack introduced the 2010 Bradford Homeowners Association Board.
