Bradford HOA Meeting Minutes
September Meeting – September 14, 2008

Meeting Began: 3:37 p.m.

Those Present: Cherryl Cox, Steve Slack, Rick Gibson, Don Mallonee, & Mike Welty (late) and Monty Sowder not present.

President:

  • Cherryl brought an update regarding the Bradford magnets (500 magnets for $95).  Cherryl made a motion to order 500 Bradford magnets for $95 from Spectrum Promotional.  Motion passed unanimously 5-0.
  • Cherryl also explained WIN—neighborhood resources for subdivisions—no discussion and no action taken.

Secretary:

  • Cherryl reviewed meeting schedule and spoke briefly about the annual meeting and newsletter.  

Treasurer

  • Rick talked about discrepancies from the last budget report and current satisfaction with the accountants. 
  • Paying off pool early discussion tabled.
  • Discussion ensued regarding the budget’s preparation for the annual meeting.  The budget for the newsletter will provide as much info as we currently have.
  • Mike made a motion to approve the budget as Rick presented with Rick’s proposed changes to recreation budget (+$250), loan principal (+$6300), and property improvements (+$12, 650).  Cherryl seconded the motion and all voted in favor 5-0.
  • Cherryl made a motion to have Rick research and obtain a credit card with no annual fee for BHOA. Steve seconded the motion and the motion passed unanimously (5-0).
  • 2702 N. Keith Court—Rick made the motion to relieve the late fees and interest ($61.15) from the estate and receive as payment in full.  Cherryl seconded the motion and the motion passed (4-1). 

Collections:

  • CHERRYL TO FOLLOW UP with Lucas and file the motion in court to collect Lucas’s monetary information and restart proceedings.
  • 9231 Meadow Knoll Court – CHERRYL TO FOLLOW UP by phone or send letter regarding notification from the owner describing their arrangement to sell the house to the current tenant.  This agreement is to be signed by both owner and tenant for the BHOA file.
  • Yaskoweak letter was presented to the BHOA Board.  Mike made a motion to extend the lease agreement until September 2010 (with no back dues, fines, and liens and any changes to their agreement with the occupants must be provided to the board 30 days in advance).  Cherryl seconded the motion and the motion passed unanimously (5-0).  This motion eliminates the previous fine of $100 per month.

Commons

  • Cherryl presented the bid for the rip rap for the middle lake.  Discussion tabled until the October meeting.
  • Monty is looking for a solution for the grass/mud issue for his yard and the Wren’s yard across the lake from Monty’s house.
  • Fall work day is October 25.  Tree with a fungus across the pool and on the north lake.

Arch Committee: 

  • Cherryl made a call to officer Kimrey regarding (9401 W Ryan). 
  • Board discussed complaints regarding Richardson property (8954 W Central Park).

Pool Committee:

  • A sensor can be placed on the pool gate that will sound an alarm if the pool gate is not latched after a certain period of time.  Discussion was tabled until the October meeting.

New Business:

  • Don asked about signs for the annual meeting.
