Bradford HOA Meeting Minutes October Meeting – October 12, 2008

Meeting Began: 3:34 p.m.

Those Present: Cherryl Cox, Steve Slack, Don Mallonee, Rick Gibson & Monty Sowder.  Mike Welty not present.

President: 

  • Cherryl reviewed the annual meeting agenda and details.

Secretary:

  • November 9 meeting, 3:00 p.m. (note time change). 
  • January meeting 11th, 3:00 p.m.
  • Steve will not be present for the annual meeting

Treasurer:

  • Rick has provided complete financial reports and will present the report at the annual meeting.
  • Rick made a motion to amend to reflect the accountant’s fee ($4950) and move the additional amount to property improvement.  That makes accounting $4500 and property improvements $13,100.  Cherryl seconded the motion and the motion passed unanimously 6-0 (via email).

Commons:

  • Monty made a motion (via email) to accept the bid from Liberty Construction for the entrance lighting ($1000) to repair the lighting on all 3 entrances.  Cherryl seconded the motion and it passed unanimously 6-0.
  • Monty reported that the riprap bid totals $16,000 which could be split into two parts.
  • Monty spoke briefly about the trees near the north lake and along 29th Street.
  • Fall work day is schedule for October 25th, 2008, 8-11 a.m.

Collections: 

  • Mike not present.

Arch Committee:

  • Tom Rogers (8825 W Central Park Ct.) spoke to Cherryl regarding a request in October 2007 to put a slab on the side of his house on which to park his trailer (in violation of BHOA covenants).  The arch committee approved construction of the slab last year and Mr. Rogers has reportedly had the slab built. 
  • Cherryl mentioned the house on Ryan Circle with the for sale/rent sign in the yard.  current owner is aware of the fact that there are no rentals in Bradford.
  • Painting approvals – 8922 W. Ryan Cir, 9109 Ryan Ct, 9402 W. Ryan, 9255 Meadow Knoll Ct, 9413 W. Ryan Ct, 2930 N. Keith Ct. Fence Repair – 8902 W. Ryan Cir. Cement along back of the house – 9226 W. Meadow Knoll Ct. Dog Run replacement still discussing for 2709 N. Keith Ct..
  • Cherryl is continuing to work with the arch committee and look for a chairperson.    

Pool Committee:

  • BHOA received an Aquasizers bill that included “sport pool motor”

New Business:

  • Cherryl revisited the discussion regarding covenant changes the board discussed last year
  • Rick also brought up discussion of a new budgeting process—DISCUSSION TO FOLLOW UP DURING JANUARY MEETING.
