Bradford HOA Meeting Minutes

June Meeting – June 10, 2008

Meeting Began: 6:33 p.m.

Those Present: Cherryl Cox, Steve Slack (late), Rick Gibson (absent), Don Mallonee, Monty Sowder, Mike Welty & Diane Hundley.

President:

  • Mike moved that we accept Jennifer Styles as rec. chair (Monty seconded) and motion passed unanimously 4-0.
  • Board also discussed an AT&T logo on the web page as a link.  Some discussion ensued and no action was taken.

Secretary:

  • Meeting for July 8th 6:30 p.m., August meeting 10th, 3:30 p.m., September 14th, 3:30, October 12th 3:30,
  • Monday, October 13th annual meeting (7:00 p.m.)

Treasurer:

  • No treasurer’s report.

Commons:

  • Monty reported that the painting of the subdivision wall is progressing and going well—75% complete.
  • Monty received one bid for pool fence repair for $581.  MONTY TO FOLLOW UP on what cost would be to replace the entire fence or use “off the shelf” fence sections.
  • Fall work day is scheduled for October 25th.
  • Monty brought up pool landscape – Carl Ness has not been able to get to the landscaping and weeds at all.

Collections:

  • Board discussed paying dues on the web site.  Cherryl made a motion that we accept on line payments with HOA absorbing fees (Mike seconded the motion) and the motion passed unanimously (6-0).

Arch Committee: 

  • Diane presented the Florio’s proposal for completing their fence.  Don made a motion to deny any modification to the existing Bradford (concrete/commons) wall, Monty seconded the motion, and the motion passed unanimously (6-0).
  • Josh Martinson sent an email regarding drainage problems on Central Park and Meadow Knoll Court-also Brad Mosier was an affected neighbor.  DIANE TO CONTACT CITY regarding drainage issues in this area. 
  • Diane Hundley has submitted her resignation as arch chair.  Mike made a motion to regretfully accept Diane’s resignation (Steve seconded) and motion passed unanimously (5-0).  Diane was thanked for her time, work, and help as chair of the arch committee.
  • Concern has been expressed about yard maintenance at 9529 Ryan Court, 9401 W. Ryan, 9533 Ryan Court, 9505 Ryan Court, and 9433 Ryan Court.
  • Bush home discussed regarding difficulties and fines in the future – home is being rented and HOA will begin fines
  • Need to send letter to Patrick Lucas regarding boards on roof, dues, and his yard

Pool Committee:

  • Cherryl made a motion to have Mike have the pool area sprayed for bugs not to exceed $175 (Monty seconded and motion passed 5-0). 
  • Cherryl made a motion for Monty to install motion sensor light switches in the pool restrooms (Steve seconded) and motion passed unanimously (5-0). 
  • Mike moved to have Aquasizers install a new anti-hair snare drain cover (Monty seconded) and the motion passed unanimously (6-0). 
  • Pool fire extinguisher has been taken care of.

New Business:

  • Bradford bash report – Cherryl listened to one of the neighborhood bands for the bash and checked into the price for a moonwalk.  Steve made a motion to proceed with having the bash with total cost not to exceed $300 – (Monty seconded and passed unanimously 5-0) – August 2nd 5-8 p.m.
