Bradford HOA Meeting Minutes
July Meeting – July 8, 2008
Meeting Began: 6:40 p.m.
Those Present: Cherryl Cox, Steve Slack, Don Mallonee, Monty Sowder, & Mike Welty—Rick Gibson not present (Arch. Position vacant).
President:
- Cherryl reported no update on Bradford Bash. 4th of July parade and activities went well.
Secretary:
- Meetings August meeting, August 10th, 3:30, September 14, 3:30; Oct 12, 3:30
Treasurer:
- Report submitted by Rick. A couple of questions regarding pool expenses on the revenue/expense page.
- Board discussed the option and scenarios of paying off pool loan by the end of December 2008. Board would like RICK TO FOLLOW UP and provide additional information regarding options of paying pool loan off and BOARD TO DISCUSS this subject at the August meeting.
Collections:
- Mike provided a report regarding recent on line payments for HOA dues. Approximately 13 homeowners used on line payments in the last week.
- Cherryl presented a letter from Dave & Stephanie Bush regarding their property (9231 Meadow Knoll Court). Cherryl made a motion that we request a contract between Bushes and Coles stipulating that the house will be sold by April 2009 or the Coles will vacate the property. CHERRYL TO FOLLOW UP writing a letter requesting a signed and notarized contract—Monty seconded the motion, motion passed (4-0) with one abstention.
- Mike asked a question concerning another rental property on Meadow Knoll (9014 Meadow Knoll—Dietz property).
- Cherryl asked question regarding Lucas property (9006 W Meadow Knoll) letter.
- Yaskoweak (2631 N. Keith Ct.) agreement expired July 1, 2008. Cherryl and Mike drafted a letter to send to Yaskoweaks. Monty made a motion to send the letter, Don seconded the motion, and motion passed unanimously (5-0). CHERRYL TO FOLLOW UP and send certified/return receipt letter.
Commons:
- MONTY TO FOLLOW UP and check into repairs and bids for entrance lights.
- Mike inquired about the condition of the HOA sign at Meadow Knoll and Tyler after the wall painting.
- Don asked Monty to follow up and check the sprinklers/grass near the 29th Street entrance.
- Monty received a bid of approximately $500 for replacing the broken section of the pool fence and a bid of about $8,900 for replacing the entire pool fence. MONTY TO FOLLOW UP and provide additional bids for fence replacement and a taller pool fence. Cherryl made a motion to ask Herschel to reimburse HOA for pool fence damages ($581), Mike seconded the motion. Motion passed (4-1). MONTY to communicate with Herschel regarding the fence repair.
- Fall work day is October 25, 2008.
- Next year place a note in the newsletter regarding cleaning up fireworks mess before 4th of July newsletter –
Arch Committee:
- Board discussed the arch committee needs and possibilities.
- Cherryl presented the Florio’s latest proposal for finishing the northwest corner of their privacy fence. The proposal was discussed and the decision was made that the board would abide by the previous decision recorded in June 2008 minutes. CHERRYL TO FOLLOW UP via email and communicate the board’s decision to the Florios.
- Cody Richardson (8954 Central Park) reported by neighbors as having loud parties with people around and a couch in driveway. Cherryl spoke to the residents.
Pool Committee:
- There is a large rip in the large pool liner.
- Cherryl and Mike asked about motion sensor lights for the pool exterior for security reasons – MONTY TO FOLLOW UP options for motion sensors for existing and/or additional pool lights.
New Business:
- Board discussed the benefits and needs for welcoming/recreation committees to provide a yearly report (oral or written) to the board regarding yearly update, needs, budget requests, etc.
