Bradford HOA Meeting Minutes
January 13, 2008

 Meeting Started – 6:48
Those in attendance: Rick Gibson, Diane Hundley, Don Mallonee, Mike Welty , Monty Sowder, Cherryl Cox—Steve Slack not present.  Mike Left at approximately 7:30 p.m.

President:
7:02 p.m. went to executive session. (Don Seconded) 7:07 Executive Session ended.

  • Hickman Court Results – signed payment agreement.
  • Recreation committee interest?   Rick checking with Lori Campbell
  • Cadillac Lake Meeting Jan. 29th 6:30pm

Secretary:

  • CHANGED 2008 meeting schedule – Feb 10 – Diane, March 9 – Monty, April 13 – Rick, May 4 – Don, Tues June 10 6:30 – Mike, July 8 – Mike, Aug 12 – Steve

Treasurer:

  • Treasurer’s report. Change financial report to list pool as an asset.
  • Thomas Lien – missed 3 payments and has interest and late fees, concerned affect credit.  He wants us to forgive the late fees of $150 and would pay other fees.  He paid $375 still owes $352.    Don Move to reject Thomas proposal.  Monty 2nd, vote unanimous to reject Thomas proposal.
  • $ 75 petty cash fund, will start buying stamps since Post Office doesn’t like metered mail to sit days before going out.
  • Next Meeting: Decide projects to spend money on

Collections:

  • Nothing to report.  Commented on positive changes in the A/R report.

Commons:

  • KS Dept of Agriculture – Don’t delay on filling out form again. Send with Certified Mail, next report due in March
  • Work Day April 26, 2008 – Dumpster will be there
  • Painting of subdivision wall – Still No Bids but working on it
  • Landscape Contracts for 2008 – Single year contract – Unkel Underground Sprinkler Systems & Superior Landscape $305 difference between contracts. Both say just must have 30 day notice to cancel contract.
  • Cherryl Move to accept Superior Landscape as our contractor for 2008 Diane 2nd motion passed.

Architectural:

  • Next Meeting Sun. 20th Jan.
  • 9505 W. Ryan purchased by D & M Enterprises renting again to Ron Weinlood with trailer and lots of parties.
  • Cherryl move allow Mike to contact Lawyer to write letter to Klausmeyer reminding of rules of neighborhood. Rick 2nd All Approved.

NEW BUSINESS

  • Pool Responsibilities – Monty looking for a change to who is responsible for repairing gate and other issues, lights. Diane suggests security company. –  DIANE TO FOLLOW UP contact companies (Secure Net etc.) and get some bids.
  • REVISIT Pool Issues in February
  • Annual Meeting Signs – Monty checking into some prices for small signs.
  • 2622 N. Keith Ct. Chad Mullins Car Break in on Jan 7-8th 2008.
  • Hunters at 29th & Maize.
  • 9529 W. Ryan Ct. Queens – Trashy yard.
  • Cherryl Discuss with Mike about Lucas Payment & Talk to Lawyer about what we can do for current issues.
