Bradford HOA Meeting Minutes
August Meeting – August 10, 2008
Meeting Began: 3:37 p.m.
Those Present:Cherryl Cox, Steve Slack, Rick Gibson, Don Mallonee, Monty Sowder, & Mike Welty.
President:
- Cherryl updated information regarding 2701 N. Keith and Dietz property, 9014 W. Meadow Knoll.
Secretary:
- Future meeting dates for September and October and annual meeting for October (13th 7:00 p.m.) were established.
- Registered letter (requiring signature) was sent to the Lucas home and no response has been received by the HOA Board.
Treasurer:
- Rick explained the budget account discrepancies.
- Board then discussed remainder of the pool loan and options/advantages for paying off the pool loan earlier than the end of the loan’s term. Cherryl made a motion that we pay $3,800 toward the pool loan for September and October. Motion was not seconded.
- 35 people paid their dues via the website using Paypal at a cost of about $120 to the HOA.
- Board will present budget for approval for the annual meeting. Rick requested feedback from every Board member regarding potential errors with current accounting and suggestions for changes needed in next year’s budget
Collections:
- Bush home (9231 W Meadow Knoll Ct.) communicated to Cherryl that home would be owned by the current residents by March 2009.
- Yaskoweaks (2631 N. Keith Ct.) – letter received from Danielle Yaskoweak stated that they were still negotiating the sale of their property. Monty made a motion to fine (2631 N. Keith Ct.) $100 per month beginning September 1, for covenant violations. Cherryl seconded the motion. Motion carried 6-0.
Commons:
- Monty is working to get an estimate for repairing and moving the entrance lights to a better location.
- Hershel has not been notified regarding the fence. CHERRYL TO FOLLOW UP and send letter to Hershel regarding reimbursement for the lowest fence repair bid.
- Fall work day is October 25th.
- Meadow Knoll sign is fixed.
Arch Committee:
- Board went into executive session for architectural issues, Mike seconded, and board agreed unanimously 4:40 p.m. Board exited executive session at 4:45 p.m.
- Newest Arch member is Kent Hageman.
- Mike made a motion to pay Cherryl $60 for the remainder of the year for her work as interim arch chair. Motion was not seconded. Discussion by the board ensued.
- Monty made a motion to pay Cherryl $125 for the remainder of the year for work done in lieu of an arch committee chairman. Mike seconded the motion and the motion passed (3-2).
- Mike made a motion to pay $30 to Monty for the work days he has held without a coordinator ($60) to continue until there is a work day coordinator. Cherryl seconded the motion and the motion passed (3-2).
- Stovall home is vacant (9401 west Ryan). 9421 W Ryan Ct – neighbor asked if we can force someone to build on the vacant lot.
- Arch committee is working on a dog run/violation postcard.
- 9402 W Ryan and 8902 Ryan Circle were both approved for improvements.
Pool Committee:
- Bradford Bash poorly attended – VERY hot! Bash planned for every-other-year.
- Pool closing scheduled for September 7th. Mike proposed reconsidering the pool opening time for next year—winter agenda.
- Briefly discussed spring projects for ’09 (motion sensors/new fence).
New Business:
- Blue Beagle home inventory will not be allowed to hand out information or have a representative at the annual meeting.
- CHERRYL TO FOLLOW UP regarding info on welcome magnets.
- CHERRYL TO FOLLOW UP regarding drainage on Meadow Knoll.
