Bradford HOA Meeting Minutes

April Meeting – April 13, 2008

Meeting Began: 6:51 p.m.

Those Present: Cherryl Cox, Steve Slack, Rick Gibson, Don Mallonee, Monty Sowder, & Mike Welty.  Diane Hundley not present.

President:

• Since last meeting board voted via email to install a second drain in the sport pool, based on Aquasizers recommendation and bid for the work, Mike made the motion, Monty seconded the motion and the vote passed.
• Patrick Lucas received the letter from BHOA stating awareness of his job change and communicate how he intends to pay his HOA dues.  Mr. Lucas signed the return receipt for the letter.
• After discussion regarding the option of paying HOA dues via credit card, Cherryl will contact residents through email to discern the level of interest in credit card payment.

Secretary:

• Next meeting Don’s house, May 4th, 6:45 p.m. 
• Street sign at the end of west Ryan and Ryan Court was replaced.

Treasurer: 

• Rick presented the treasurer’s report via email ahead of the meeting and took questions regarding the report. 

Collections:

• Mike made a motion to accept the Curtis’ payment plan of $50 per month (minimum), Monty seconded the motion and the motion passed unanimously (6-0).
• Mike made a motion to accept a payment plan from Mark Geddis to pay ($150 & $300) on alternating months through August to pay off his back dues.  Steve seconded the motion, and the motion passed unanimously (6-0).
• The board discussed advertizing of residents’ services on the web page.  Cherryl made a motion to add a “Bradford Neighbor Opportunities” link to the web page – with a $15 fee for both newsletter advertizing and webpage advertizing and a fee of $10 for one of the two (advertisers from outside of Bradford will be charged at a higher rate), Monty seconded the motion, and all voted in favor (6-0).  .

Commons:

• Work day is April 26th.  Monty will send homeowner letter to Steve regarding the painting of the wall.
• Checking on getting new fish put into the lakes
• Checking on purchasing fish food for all lakes.     

Arch Committee: 

• Board discussed question posed by Chris Florio regarding the Bradford wall and a 6’ privacy fence on his property.  Board’s recommendation to the arch committee is NOT to allow Mr. Florio to alter the subdivision wall in any way and put a 6’ privacy fence on his own property inside of the wall.
• Check with trash company (Stutzmans) regarding cheaper cost for collecting trash at Bradford.
• Cherryl sent a letter to residents at 9505 W. Ryan court regarding the chain link fencing in their backyard.
  Also:
  • 8930 W. Central Park Court approved a deck.
  • 8814 W. Central Park approved wood privacy fence.
  • 9210 Meadow Knoll approved a wood privacy fence.

Pool Committee:

• 2008 dates for pool would be opening May 23rd and closing September 7th. 
• Finishing repair on the pool gate/closer.
• New pool liner will be replaced soon.  2nd drain for the sport pool and the liner replacement will be done at the same time.
• New patio and fence replacement was done with adding one additional post.
• Board discussed the need for additional rules sign and/or new or different message board or message board location. 
• Don has a limited number of pool keys and will take care of pool keys for the coming year.

New Business:

• Bradford bash (summer pool party) will tentatively be scheduled for either July 19 or 26—CHERRYL TO FOLLOW UP in contacting Grace Point regarding the band.  Board to discuss next month the need to provide anything (equipment/funding). 
• Monty is checking into a new method of feeding the fish in the lakes with a feeding ring and food to be placed by a resident for a work credit possibly.
